Understanding the EPC Assessment Process

When you book an EPC with EPC Cumbria, a qualified energy assessor will visit your property to collect the data needed to calculate your energy rating.
The assessment is non-intrusive, professional, and typically takes 30–45 minutes for an average home.

What the Assessor Looks At

During the visit, the assessor will record details such as:

  • 🧱 Construction type – walls, floors, and roof materials
  • 🪟 Windows and glazing type – single, double, or triple glazing
  • 🔥 Heating systems – boiler type, radiators, controls, and fuel used
  • 💡 Lighting – number of fixed light fittings and whether they’re energy-efficient
  • 🛁 Hot water systems – cylinders, immersion heaters, or combi boilers
  • 🧰 Insulation levels – in the loft, walls, and floors
  • 🚪 Draught proofing and ventilation – including fireplaces and chimneys

What You Need to Do

You don’t need to prepare much before the visit, but please ensure:

  • The assessor can access all rooms, lofts, and heating systems
  • There is safe access to the property
  • Pets are secured during the inspection

After the Visit

The assessor enters the collected data into government-approved software, which calculates your property’s energy rating and improvement recommendations.
You’ll receive your official EPC by email within 24–48 hours.
