What Is an EPC?

An Energy Performance Certificate (EPC) is an official document that shows how energy-efficient a property is.
It provides a rating from A to G — where A is the most energy-efficient and G is the least.
Alongside the rating, an EPC includes detailed information about the property’s energy use, estimated running costs, and practical recommendations on how to improve efficiency.

Every EPC is carried out by a qualified energy assessor who visits the property to collect key data — such as heating systems, insulation, windows, and building materials. This information is then entered into government-approved software to generate the certificate.
